Camden (NYSE: CPT) cuts same-property revenue and NOI outlook, keeps Core FFO view

What happened

Camden Property Trust (NYSE: CPT) cut its 2026 same-property revenue and net operating income outlook on Nov. 5. It held its Core FFO guidance.

The two moves pull in different directions. Third-quarter Core FFO per share beat guidance, but rents on new leases were still falling.

For the three months ended Sept. 30, Core FFO was $1.71 per diluted share. That is up a cent from a year earlier and above the $1.69 guidance midpoint. FFO was $1.70, up three cents. Core AFFO was $1.42, down from $1.43.

EPS jumped to $8.71 from $1.00 because of a one-time item. It included $9.37 per share of gain on the California portfolio sale, partly offset by $0.83 per share of impairments tied to land development.

On July 29, Camden sold 11 California communities with 3,620 apartment homes for about $1.6 billion. The gain was about $1.0 billion. About $0.9 billion of the proceeds paid down its unsecured revolving credit facility and commercial paper program.

Where the guidance moved

Management lowered the 2026 same-property revenue growth midpoint to 0.00% from 0.50%. It also lowered the expense growth midpoint to 1.75% from 2.50%. Even so, the NOI midpoint worsened to a 1.00% decline from a 0.60% decline.

Core FFO guidance did not move. The 2026 range is $6.73 to $6.77 per share, and the $6.75 midpoint matches the prior figure. Fourth-quarter Core FFO is guided to $1.63 to $1.67.

The full-year FFO midpoint rose to $6.15 from $6.12. The EPS midpoint fell to $9.44 from $9.93. Core FFO guidance leaves out $0.60 per share of non-core charges, including legal costs and settlements and investment losses.

Third-quarter same-property results show the pressure. Revenue slipped 0.1% from a year earlier, expenses fell 0.1% and NOI fell 0.2%. NOI rose 0.6% from the second quarter.

What the leasing data shows

Pricing power is recovering from a low base but has not turned positive on new leases. Effective new-lease rates were down 2.0% from expiring rents. That compares with a 2.6% decline a year earlier and a 3.3% decline in the second quarter.

Renewals rose 3.6%, against 3.5% a year earlier and 2.8% in the second quarter. Blended lease rates rose 1.0%, against 0.6% a year earlier. Occupancy was 95.6%, against 95.5% a year earlier and 95.7% in the second quarter.

Buybacks, debt and financing costs

Camden kept buying back stock. In the quarter it repurchased 474,660 shares for $50.0 million at an average $105.34. Year to date it has repurchased 4,536,826 shares at an average $104.22 for $472.8 million. That leaves $247.9 million under its program.

Total Core FFO fell 4.7% to $178.0 million from $186.8 million a year earlier, by OptimistFi's calculation. The diluted share count fell to 103.8 million from 110.2 million. So per-share Core FFO edged up while the dollar total fell.

Financing costs are rising. Interest expense was $41.0 million, up 17.3% from $35.0 million a year earlier, by OptimistFi's calculation. Camden issued a $350 million unsecured term loan maturing in July 2027. It extended a $40 million floating rate term loan to September 2028. In October it redeemed at par $500 million of senior unsecured notes due in November 2026, using cash on hand and its commercial paper program.

Leverage looks lower for the quarter. Net debt to annualized adjusted EBITDAre was 4.0x, down from 4.2x a year earlier. The nine-month figure was 4.6x against 4.2x. Liquidity at Sept. 30 was about $1.8 billion.

Camden also bought three communities in Tampa, Charlotte and Nashville for a combined $305.2 million. Four communities under construction carry estimated costs of $618 million. Camden has $209.3 million left to fund across its wholly-owned development pipeline.

Why it matters

OptimistFi has argued that Camden's value depends on regaining rental pricing power without losing economics to supply, operating costs or financing costs. The lower revenue and NOI outlook and the jump in interest expense cut against that view. On balance the filing weakens the case.

The leasing trend points the other way. New-lease declines are narrowing and renewals are rising. Occupancy held, the FFO midpoint rose and leverage for the quarter fell. The softer revenue outlook may not signal severe deterioration.

What's next

Camden holds its conference call on Friday, Nov. 6 at 10:00 a.m. CT, with a webcast at investors.camdenliving.com. Management will discuss the revised same-property guidance.

Camden says it intends to update guidance quarterly. Fourth-quarter Core FFO inside its guided range, with new-lease rates moving closer to zero, would support the pricing-power argument. A further cut to same-property revenue guidance would weaken it.
